How to sell a Hong Kong property without travelling there?

With the current travel restrictions and long periods of quarantine required by both the Hong Kong and Canadian governments, it is not easy for people who own property in Hong Kong but living in Canada to handle the sale of their Hong Kong properties.



In Canada, it has become very common to sign legal documents virtually or by electronic signature, even for sale and purchase of real properties. However, in Hong Kong, real estate legal documents must still be signed in person. According to the legal requirements in Hong Kong, title deed documents must be signed before a Hong Kong solicitor. If you are in Canada, the Hong Kong title deed documents would need to be signed before a notary public and then sent to the Chinese Embassy or Consulate for legalization.


Being unable to travel to Hong Kong, you may consider signing a Power of Attorney in favour of a family member in Hong Kong who can do the sale on your behalf. However, the Power of Attorney will be treated as a title deed document when it is used in the sale of a Hong Kong property. This requires that the Power of Attorney be signed before a Canadian notary public and then sent to the Chinese Embassy or Consulate for legalization. Legalization of documents is both time consuming and costly.
